What brings you to an inspection?

Pick where you are. Each one points to the inspections that fit.

Single story house with a stacked stone retaining wall along the front lawn

Under contract, and the clock is running

A home inspection walks the property from the roof to the foundation, so you understand its condition before the sale is final. Your report arrives within 24 hours, so you can go over it with your agent while the decisions are still yours to make.

Inspections that fit

Wooden frame walls and ceiling beams of a house under construction against a blue sky

Check the work while it can still be fixed

A pre-drywall inspection looks at framing, wiring, plumbing and ductwork while the walls are open. A new construction inspection looks again before closing, so anything unfinished is noted while the builder can still address it.

Inspections that fit

Light green two-story house with white trim and a shingled roof on a sunny day

Know what buyers will find, before they find it

A pre-listing inspection shows you the home's condition before it goes on the market. You decide what to repair and what to disclose on your own schedule, instead of in the middle of a negotiation.

Inspections that fit

A building inspected by someone who has managed construction

Buyers, investors and owners get a condition inspection of the building from an inspector whose background is in construction project management and quality assurance, someone who knows how buildings are put together.

Some problems only show up as temperature.

An infrared camera reads surface temperature across walls, ceilings and floors. Patterns in that heat can point to moisture behind drywall, gaps in insulation or an electrical connection running warm: places worth a closer look before you buy.

Questions people ask first

Something else on your mind? Call (210) 378-2804.

What experience is behind the work?

Jeremy Luera is a TREC-licensed Professional Inspector and an InterNACHI Certified Professional Inspector. Before inspecting homes, he worked in construction and manufacturing: planning and coordinating precast concrete projects with architects, engineers and construction managers, producing detailed layout and shop drawings, and working in supplier quality assurance. He also continues to serve in the United States Air Force Reserves.

Who are your inspections for?

Home buyers and sellers, people building a new home, the real estate agents who work with them, and buyers, investors and owners of commercial property. Agents working to an option period can schedule directly, and anyone who would like to talk first can request a consultation.

What types of inspections do you do?

Residential home inspections, new construction and pre-drywall inspections, commercial property inspections, infrared thermal inspections, roof inspections, WDI (wood-destroying insect) inspections, sewer scope inspections, pre-listing inspections and repair verification inspections.

When would I need an inspection?

Most buyers book during the option period after their offer is accepted. A new home is best checked twice: before the drywall goes up, and again before closing. Sellers book before listing, so there are no surprises in the middle of a negotiation. After repairs, a return visit confirms the work on the repair list was done.

What is a sewer scope?

A camera runs through the sewer line from the clean-out down to the city tap or the septic system, then back up toward the house. It checks for standing water, debris, broken pipes, roots, construction debris and anything else that could cause backups.

How fast do I get my report?

Inspection reports are delivered within 24 hours of the inspection, written to be easy to understand.
